Get pre-approved. To be pre-approved for a mortgage is your first best move. You will essentially go through an applications process (note the lenders located here on our web site). This way you know exactly what you can comfortably afford, and your offer will be much more desirable to the seller in that they know you can afford their home. It also demonstrates your level of sincerity. You have an advantage over a buyer whose financing is yet uncertain.

Beat the competition to the new listings. Once we know your exact prerequisites, we can search for your homes for you as they come up. Timing can be everything! Do your research. Know the areas you like, know what the prices in those areas are, and best places for a bargain. Once you know what your money will buy, then you can narrow down the field by watching those areas for new listings.
We present our offer in person when acceptable to the listing agent. When presenting your offer, one of the best ways to show your sincerity is by a good faith deposit. The more money you can put as a deposit, the stronger you look to the seller. Sellers do not want to sell to someone that looks like a problem from the beginning. If all things are equal, your offer will most likely be accepted with a larger (up to 3%) deposit than someone putting a minimal amount down. This amount goes towards your down payment at closing.
Be patient. You do not want to over pay for a home just because it matches your desires. If you had to re-sale the home tomorrow, you would lose money. Don’t let other agent’s sales tactics force you to make a move that is unwise!

Make sure your contract is written professionally and is as clean as possible. Avoid unnecessary contingencies; be helpful to the seller and flexible. As your agent, we talk with the selling agent first to see what the seller’s areas of importance are, and we appeal to those needs.

Don’t do it by yourself. Do you know the seller pays for an agent to represents YOUR needs? Why would you go directly to the listing agent to buy a home? Sometimes buyers think they will get a better deal. If that were the case, the price would be considerably lower than the comps. Is it? They are putting the savings in their own pocket, not sharing it with you! Representing yourself (when you go directly to the listing agent to buy) is akin to hiring an attorney that your defendant (or plaintiff) is also using!
